Real Estate Transactions
Overview
We negotiate and prepare owner participation agreements, disposition and development agreements, purchase and sale agreements, ground leases, commercial leases, affordable housing regulatory agreements, and loan and financing documents for commercial development and affordable housing transactions.
These have included both small projects that involve the redevelopment of single parcels and the rehabilitation of existing structures, and complex, multiparty, multi-parcel, and multi-phased developments.
We represent cities and redevelopment agencies in connection with complex mixed-use transactions. These have included: a market-rate housing, theater and commercial project in the City of Petaluma; a joint development project that included affordable senior housing, a county health clinic facility, and a public parking garage in the City of Milpitas; and a complex lease-leaseback transaction resulting in the development of a minor league baseball stadium together with retail and commercial uses in the City of Reno, Nevada.
We are currently representing two redevelopment agencies that are sponsoring transit-oriented developments adjacent to BART stations. Each of these projects includes a non-profit affordable housing component and a private market-rate housing development, together with retail uses and public improvements, including plazas, parking garages, and infrastructure improvements.
